Today’s Higgins Hot Topic: A Market Update and Home Improvement “ROI” Tips

According to the latest report on April housing statistics from the Massachusetts Association of Realtors, the local market continues to be favorable! Home prices continue to be strong and interest rates low. We’re also seeing a general lack of inventory as it relates to demand – so market conditions are looking particularly favorable for potential sellers.  If you are considering selling, here are some important tips from our experienced agents on preparing and staging your home. These tips will help you maximize the current market conditions and help you get the best possible price for your home!

Landscaping and Curb Appeal

First impressions are so important! Make sure the outdoor areas and landscaping are well- tended, and that the lawn (and property in general) is neat and free of debris and clutter. This provides an immediate impression that your home is well maintained! The entry door (again, first impressions!) should also be freshly painted.

Decluttering & Cleaning

What would you do if you were hosting big party? You’d probably clean like crazy, declutter, and possibly move furniture around for a more open layout and inviting look. And, you’d get rid of overflowing shelves and baskets, loose papers piled up and tuck away clutter, right? When preparing your home, we even recommend moving some items out of your home to another location or short-term storage.  We also suggest you use a professional cleaning service. It’s a great investment and a time saver. A professionally cleaned home (including windows) will add light and shine!

Inside Spaces

For less than $1,000 you can give key rooms, particularly the kitchen and bath areas, a spruce up that will go a long way to improve the presentation of your home. In the kitchen for example, think about replacing dated counter tops, adding a fresh coat of paint and changing kitchen hardware. For the bathrooms also focus on fresh paint, plus replacing toilet seats or older hardware and cleaning and grouting.

Thinking about other home improvement projects? We also found some great stats on what types of projects can provide the highest return on investment (of both time and money!).

And of course your Higgins agent is always a great resource for input on how to best market your home!
