Attn. Parents of high school seniors: GBREB Foundation Scholarship

The Greater Boston Real Estate Board has set up a foundation that provides scholarships ranging from $1,000 – $5,000 to high school seniors. Scholarships will be awarded this spring to students based on financial need, academic achievement, leadership, extracurricular involvement and short written essays.

The application deadline is April 1, 2012, with applications available here.

Even though we’re professionals when it comes to buying and selling homes (and of course helping our clients prepare their homes for sale) we still love to to search the web for ideas!

We just came across this great video on “10 Ways to Increase the Value of Your Home.”  Not only are there some good and affordable tips here, but they share some smart improvements that you can benefit from now, even if you’re not planning on selling right away.

So if you’re in the mood to take on a home improvement project or two this summer, this will help you get started!

10 Tips for Packing for a Summer Move

As of this week, local schools will be out and it will really start to feel like summer! If you’re planning on moving during the summer months, here are a few simple, yet important, tips to help make your move easier and hassle-free.

Ahead of Time:

- Book your mover as early as possible! Good movers are booked up weeks, if not months, in advance. Because moving “season” is often thought to be May through September, movers can be hard to schedule at short notice. If you think there is any chance of a summer move, go ahead and call or email for an estimate and book your date. Also be sure to find out about cancellation policies in case you have to cancel or change your plans.

- Make a list of all the to-do’s first! List out the calls you need to make or things you can do online, such as changing your address, changing phone service, etc. Keep it all in one folder to make notes and keep track of it all.

- Stock up on supplies ahead of time. Get boxes, wrapping paper, tape, magic markers, storage totes, etc. It’s easier to be efficient when you don’t have to keep running out for things.

- Start packing a couple of weeks early if you can. Walking around your entire house and thinking it about packing it all up can be very daunting! Start with the rooms you don’t use as much (such as the dining room or a china cabinet or winter closets) and pack it early and move boxes off to the side. Just packing a few boxes can make you feel like you’re making progress.

Moving Day:

- Get help! Friends and neighbors tend to offer a hand during a big move. Take advantage of the help when you can. Borrow a neighbor’s truck for moving items, let a friend take the kids for a few hours if needed, or have a friend help you clean after the movers clear out. Every little bit helps a move seem less hectic!

- Keep an extra set of clothes on hand for everyone. If everything is packed up and you get sweaty from all of the hard work of moving, you don’t want to be uncomfortable for the rest of the day.

- Hydrate! Moving can be hard even if you are doing the “light” work on a hot day. Make sure you stay hydrated by keeping lots of water on hand. And it’s always a nice gesture to have water available for your moving crew too.

- Be careful to bag up items that could melt in the summer heat such as candles and soaps. You may want to put these items into a separate container that you can transport in an air conditioned car instead of the moving truck.

- Practice care when it comes to your computers too. Again, the heat can wreak havoc on certain items such as delicate computer electronics. It’s a good idea to transport your computer components yourself (if your move is local of course) to be on the safe side.

- And finally, remember not to pack flammable items such as household cleaners and hairspray. These items do not do well in high heat.

And once the work is done, relax and enjoy the rest of summer in your new home!

It’s been a harsh winter around here! But as the calendar turns to March, we’re thrilled to know that soon the weather will turn warmer and spring will eventually arrive…

- Have a roofing contractor inspect and/or resolve any known or suspected issues, saving you time with an upcoming home inspection.

- With the heavy snow we also expect potential water issues as the spring thaw begins, so be sure to be proactive about preventing those as well.

- Curb appeal and first impressions are so important! To prepare the exterior of your home, clear away debris, clean up garden beds and take care of minor outdoor repairs, such as damaged fence posts or garage doors.

- Use a hose or power washer to clean siding, as well as decks, retaining walls and concrete foundations.

- Also think about painting or freshening up all doors, walkways and steps for safety and aesthetic reasons.

- And lastly, window boxes or planters with colorful flowers are perfect to put the finishing spring touches on your home!

The cooler weather doesn’t necessarily mean the market is cooling off! Here are 5 key reasons to consider putting your home on the market this season:

- Record low interest rates! We’re still experiencing record lows in the low 4% range, compared to the low 6% range just two years ago. Buyers are realizing that this is potentially the lowest rates that rates will go, so it’s a great time to lock in.

- If you’re thinking of trading up or downsizing, you can take advantage of the low rates as well.

- Buyers looking in the fall and even the winter months tend to be quite motivated due to life circumstances, such as a work relocation. Although the volume of buyers may be less than in the spring, the quality is certainly there. Many are looking in the early fall to move right after the holidays, especially buyers with children of school age.

- Because there is less inventory to compete with, you have the opportunity to really showcase your home. The pace is less hectic than the traditionally fast-paced spring season.

- Homes show really well during the fall season. With Thanksgiving and winter holidays coming up, the atmosphere is welcoming, so it’s a nice opportunity to show your home at time when buyers are thinking about entertaining and gathering for holiday festivities – a time when life is especially centered around family and the home!
